The 2026 market correction
A real impact.
Early signs of stability.
The regional crisis that began in late February 2026 gave Dubai residential real estate a clear shock. ValuStrat reported that citywide values had fallen by approximately 10% by June, while both ready and off-plan transaction activity weakened.
The latest evidence is more balanced. In July, the monthly value decline narrowed to 0.3% and ready-home transactions rose for a second consecutive month. Villas were broadly flat year on year, while apartments and individual communities continued to perform very differently.
This is not a completed recovery. It is a market in correction with early signs of stabilisation—making project quality, location, price and time horizon more important than a broad promise about Dubai.
The longer record remains relevant: after the COVID disruption, Dubai Land Department recorded 2021 sales volume 55.47% above 2019. That previous recovery and the depth of international demand help explain why Dubai remains interesting to long-term investors, even while the present correction requires greater selectivity.
